About Real Estate Lifestyles

Relocation Specialist for over 30 years!

I am a broker who has been licensed to sell property in 4 states, Florida, New Hampshire, California and here in Arizona for more than 20 years. Having relocated across the US 5 times myself, I know how important it is to make an educated decision! Personally, I have found that “general information on Arizona” is acceptable, but when making a relocation decision, you need details and “insider knowledge”. Once I tell you about schools, employment, future development, shopping, recreation, contaminated areas, new highways, what land has been acquired and estimated time for development, etc. you can make an educated decision on which part of the Greater Phoenix area is a good choice for you, your family and loved ones.

I have specialized in relocation assistance for over 30 years. Whether it’s locally or internationally, I will help you in your transition. Being a residential and commercial real estate agent and relocation specialist, my ultimate goal is to provide the best possible service to ensure your enthusiasm in referring me to your friends and family.

Rental or Purchase, we can help

If you are looking to rent or buy a home in Arizona, I can help. The FHA limit is approximately $346,250, which allows you to make only a 3% investment to own a home, virtually the same as renting. You would be surprised at how easily you can build equity for your future. Taxes run about 1% of the purchase price in Maricopa County. The average home costs $325,000 in most parts of the valley, several areas the average is $450,000-$800,000. If you are willing to go further out, I can find you new homes in the $150,000 to $200,000 price range – but they are on the smaller side and the convenience of shopping, etc. may not be there yet. Please understand – convenience for us is within 5 minutes. Most areas have a couple of grocery stores that close and a major mall is only 20-30 minutes away. For example, you need a population of 4,000 before you will have a grocery store around the corner. You can find excellent schools in any price range. There are approximately 700 new subdivisions being built in the Greater Phoenix area at this time, which keeps our pricing very competitive and affordable. I have them all on my web site and you can search your requirements. All builders here cooperate with real estate agents, but please keep in mind, if you sign a registry at a new home builder’s sales office you give up your right to representation. There is no adjustment in price for not having a real estate broker’s representation. For future land use and resale you would be wise to utilize a buyer broker to maximize your investment. Premiums are paid for larger lots, acreage, lake, golf and preserve lots. Each of the Greater Phoenix areas has it’s own flavor and characteristics.

Arizona rental properties, especially those in Maricopa County, are in constant demand. In the summer months there is tremendous convention activity. November through April is season and rates double or triple in most hotels, motels, furnished condos and furnished homes. I can get you discounts at many of these. Agents handle the majority of rentals in the Greater Phoenix area and relocation specialists like myself can save you money on hotels or find you an unfurnished apartment. Typical apartment lease is 6 months. Many times furnished condos are 2/3rd’s the cost of a hotel. You can expect to pay $1100 to $1300 per month for an unfurnished single family home and if you want a pool in your back yard, that increase the rent about $250 per month. Typical lease is 12 months and you will pay extra for a shorter time frame.

Phoenix Investment Properties

I assist my investor clients with locating tenants and maximizing their investments. I personally own multiple rental properties and 2 commercial properties. When you are working with a broker regarding investments, I believe it is important to utilize someone with a proven track record, personally as well as professionally. Thus, I walk the talk!

Relocation Made Easy

If you are relocating and feel pressed for time and would prefer not to rent prior to your purchasing a home in Phoenix, I can help. I can make this process extremely easy for you. I am a buyer’s broker, and work only for you. I do require that you commit to me for 30 days. If you are not completely satisfied with my services you are welcome to trade me in on a new model. I do not require a retainer fee, but if you are not able to pay cash, I do require that you have a conversation with my lender prior to viewing homes to buy. This will turn you into a cash buyer and permit me to negotiate the best price and terms for you. You are not committed to use that lender, but if I recommend them, chances are you will not find better pricing or terms for a mortgage. Best of all, what they tell you now – will be true later. The lenders I utilize are experienced professionals. I never receive referral fees from them, only superb service for my clients.

My fee is credited by the seller, broker or builder. There is no additional cost to you, the client.

I look forward to helping you and gaining your respect. My ultimate goal is to be the very best source of information, educating you my client to make the very best buying and lifestyle decisions.
