Buyer Brokerage

Buyer brokerage in Arizona is really quite simple. In the greater Phoenix area, all new home builders cooperate with Realtors®; therefore the builder credits the Realtor® (or Seller in the case of a “For Sale By Owner”) broker fee. There is no additional cost to the buyer for this this service.

Let’s use a new home as an example of how the buyer brokerage system works. If you visit the site of a new home without a buyer broker, the builder feels as though it was their advertising that got you there. The money that they would’ve used to pay for the Realtor® commission will go towards advertising, such as in the AZ Republic which runs $10k+/- each week. They don’t alter the price because you don’t have a buyer broker, but you aren’t receiving the service that a broker provides. The most important service a Realtor® can offer is to shelter you from the unknown and protect the return on your real estate investment.

Arizona’s Buyer Brokerage

There are no disclosure laws in AZ. Builders don’t even have to tell you when they are building on top of contaminated ground water. The state feels that since we process our water for drinking, it’s not an issue to the public. We will eventually have disclosure laws, so when the market is flooded with homes for sale you’d better have something special so that your home will be sell quickly.

There are many factors that influence value:
